Finglas - End of Terrace - 3 Bed / 1 Bath - € 140,000

Location: Finglas 
Rooms: 3 Bedrooms and 1 Bathrooms
Asking price: €140,0000, the current offer is €149,950 (this property was previously sale agreed, after the failed sale it was put on the market again in March 2015)
Age of the property: 40 years (Built in the 1970s)
Floor area: n/a
Public transportation: 1 Bus line (40 min by bus from my office). 
Other benefits: Glass porch

NOTES: A well maintained 3 Bedroom house (not a council-house), with a standard floor plan: walking in, the living room is on your right, while the kitchen opens to the back garden. On the first floor three sunny bedrooms and a family bathroom. According to the Estate Agent the entire property has been re-wired and the boiler has been replaced.

The main selling point for me (besides the quiet area, which is full of parks) is the glass porch in the back, which is accessible from the kitchen, and overlooks the low-maintenance (a fancier description for 'concrete') garden. 

The kitchen does require some renovation, as well as the glass porch (which either needs a good scrubbing or we might need to rebuild entirely), however, all in all, the property is well maintained. 

So why would I consider is only a 3 start? Firstly, because, although I've viewed it only 2 days ago, I really struggled to recall this property: it didn't make an impression on me.
Secondly, because it has only one bathroom: if I have to sacrifice the commodity of being close to the city center, the house should at least have 2 bathrooms.
