Glasnevin - Apartment - 2 Bed / 1 Bath - €199,950

Type of Property: Ground floor apartment
Location: Glasnevin 
Rooms: 2 Bedrooms and 1 Bathroom
Asking price: €199,950, no current offers 
Age of the property: 40 years (Built in the 1970s)
Floor area: 97,5 square meters
Public transportation: 1 Bus line (30 - 40 min by bus from my office). 

NOTES: I'm appalled that the asking price for this property is €199,950. It requires so much work, that even the Estate Agent had to warn us before we went in that it needs a 'bit of renovation'.

While it might seem like this is a Terraced House, it is actually divided in 2 apartments, the one on the ground floor being the one on sale. The top apartment is currently owner occupied and it's accessed by an independent path and stairs.

The layout of the rooms is also unusual: the brick entrance (on the left side of the house) is composed of a long hall that opens on an extension built for the kitchen at the back of the house; while on the right, the hall opens into the living room, from which you can access the 2 bedrooms and the bathroom.

And here's the funny thing: there is this square of space between the back of the house and the kitchen extension, flanked by one side by the hall, making it feel like the kitchen was a separate building and it was only later connected to the house by the hall.... or they screwed up with the measurements and built the kitchen extension too far from the back wall. 

Although the Estate Agent reassured us that the property had been rented out very recently, it looked like it had been left vacant for months, with litter and dirt everywhere.

There are so few things that wouldn't need to be renovated, that we might as well renovate everything. The only positive aspect is the nice and quiet neighborhood, however, that hardly justifies the price.  

Drimnagh - End of Terrace - 2 Bed / 1 Bath - €200,000

Finglas - Mid-Terrace - 2 Bed / 2 Bath - €149,950
