Welcome to my blog!

This blog tells my experience with buying a house in Dublin, Ireland, and renovating it.

I wanted to share everything I learned along the way, my misadventures and any tips and tricks!

Off Seville Place - Terraced - 3 Bed / 1 Bath - €190,000

Type of Property: End of Terrace
Location: Finglas
Rooms: 3 Bedrooms and 1 Bathroom
Asking price: €190,000, the current offer is €180,000. This is a bank sale and the bank would like to close in the next couple of weeks (there have been three viewings so far).
Age of the property: 50-60 years (Built in 1950s)
Floor area: 85 square meters
Public transportation: It's so close to the city center that I can walk to work!

NOTES: I'm not sure how Estate Agents come up with descriptions for properties, but, at this point, I feel like I'm repeating the same things, over and over.

This house, while it does need some extensive renovation, it's very central and, despite common assumptions, the area is not that rough.

Yes, it is true that some houses look abandoned and/or in bad shape, and there is some litter on the streets. However, all the people I've encountered were very friendly and I didn't feel less safe than walking down Dame Street at night (on the contrary, Dame Street could be quite a challenge sometimes).

However, going back to my previous point, it does need quite some work: all the electrical system and plumbing need to be renovated, together with the kitchen and back garden.

The bedrooms are quite spacious, however, there is only one bathroom for 3 bedrooms!

The price is obviously low because of the location (as the Estate Agent confirmed), however, I'm pretty sure that we'd need to add €30-40,000 next to that, just for the basic renovations.

Finglas - Terraced - 3 Bed / 1 Bath - €150,000

Finglas - End of Terrace - 2 Bed / 2 Bath - €185,000
